Want more housing market stories from Lance Lambert’s ResiClub in your inbox? Subscribe to the ResiClub newsletter. Back in the housing frenzy of 2021, homeowners were bombarded with inquiries from eager investors looking to see if they were open to selling. The outreach came in all forms—text messages, postcards, phone calls—and often felt relentless. Redfin data shows that in Q4 2021, investors scooped up 94,715 U.S. homes, a 51% jump from the 62,581 homes they purchased in Q4 2019. But that investor-driven surge—powered by rock-bottom interest rates, pandemic stimulus, and the remote work boom—began to fade as the Federal Reserve pivoted to fighting inflati…

Amazon on Wednesday unveiled a generative-AI infused Alexa that it says will allow the popular voice assistant to have more personality, check a user’s tone and even plan romantic dates. But unlike before, when Alexa was offered for free on any Alexa-enabled devices, customers will have to pay Amazon a monthly fee of $19.99 for the revamped voice assistant, which it calls “Alexa+”. However, the generative-AI powered Alexa will be free for Prime members, who pay the company a monthly or annual fee for free delivery and other perks. At a media event held in New York City, Amazon executives showed off the update to the ten-year old digital assistant with the new feat…

Hertz is notifying customers that hackers may have stolen personal information like credit card details and social security numbers during a data breach on one of its vendors. In a notice on its website, Hertz said an unauthorized third-party stole data during a cyberattack on Cleo Communications’ file-transfer platform between October 2024 and December 2024. Hertz, which also owns the Dollar and Thrifty rental brands, said it confirmed the attack on Feb. 10 and concluded April 2 that the information exposed by the breach could have included customers’ names, contact information, dates of birth, credit card information, driver’s license information, and informat…

Want more housing market stories from Lance Lambert’s ResiClub in your inbox? Subscribe to the ResiClub newsletter. Zillow economists have developed an economic model called Zillow’s Market Heat Index, which measures the competitiveness of housing markets across the U.S. This model analyzes factors such as home price changes, inventory levels, days on market, and buyer demand to generate a score indicating whether a market is hot (favoring sellers) or cool (favoring buyers). A higher score indicates a hotter metro-level housing market where sellers have more power. A lower score indicates a colder metro-level housing market where buyers have more power. Accord…

U.S. consumers often pay more for gluten-free products, yet these items typically provide less protein and more sugar and calories compared with gluten-containing alternatives. That is the key finding of my new study, published in the journal Plant Foods for Human Nutrition. This study compared gluten-free products with their gluten-containing counterparts, and the findings suggested that many perceived benefits of gluten-free products—such as weight control and diabetes management—are exaggerated. Currently, many gluten-free products lack dietary fiber, protein, and essential nutrients. Manufacturers often add supplements to compensate, but the incorporation of d…

For 40 years, Cisco has been best known for building routers, switches, and other networking technology that connects computers within offices, data centers, and across the internet. Cisco’s also a software business, known for its cybersecurity products and familiar applications like the conferencing and communications platform Webex. And last year, the company announced the $28 billion acquisition of big data company Splunk, part of Cisco’s growing role in powering data-driven AI technology. Letting go of a struggling employee or deciding to coach them is one of the toughest calls a leader has to make. It’s rarely a black-and-white decision, and the stakes are high—not just for the individual but for the whole team and company. Every leader faces this dilemma multiple times in their career, and making a fair, timely decision isn’t always easy. That’s why I created the CORVETT framework—a simple, structured set of questions designed to cut through the noise and help leaders make these tough calls with clarity and intention. Instead of reacting emotionally or making hasty decisions, this approach ensures consistency and fairness. I also teach this frame…

On Wednesday, Zillow economists published their updated forecast model, projecting that U.S. home prices, as measured by the Zillow Home Value Index, will fall 1.7% between March 2025 and March 2026. Back in March, Zillow downgraded its 12-month outlook for U.S. home prices to +0.8%. In February, Zillow downgraded its 12-month outlook to +1.1%. And at the start of the year in January, Zillow’s 12-month national home price forecast was +2.9%. Why does Zillow keep do…

Firefighters in North and South Carolina were battling multiple wind-driven wildfires Monday in rugged terrain that complicated containment efforts, officials said. Millions of trees knocked down by Hurricane Helene last year combined with long stretches of dry weather this spring are making for a long and active fire season in the Carolinas, North Carolina State University forestry and environmental resources professor Robert Scheller said. “Helene just dropped tons of fuel on the ground,” Scheller said. “Then these flash droughts allow that fuel to dry out very fast.” Both South Carolina and North Carolina have issued statewide bans on outdoor burning. N…

Our workplaces are undergoing the next technological revolution, brought on by the warp-speed growth of artificial intelligence (AI). Generative AI is a total game changer for how we work. One day, we’ll look back and wonder how we did our jobs without this technology. But not today. Many of us are still living firmly in the discovery period of AI at work, and we’re dealing with a big dichotomy. Employees are incredibly curious about how to use AI to make their jobs easier and accelerate their growth, but very few people feel like they know how to do that. The results of a recent Wiley survey of around 2,000 individuals across a range of job roles and industries …

Notre Dame’s Niele Ivey is doing it the way she learned how to coach, pacing the sideline in stylish attire in a time when most coaches favor far more casual attire. “When I first got into coaching, I learned under a Hall of Fame coach,” Ivey said. “Being coached under Coach (Muffet) McGraw, her whole staff dressed up. Coaching with her we dressed up. That’s kind of the fabric of Notre Dame, and what I’m used to style-wise.” As the NCAA Tournament heats up, the styles of Ivey, LSU’s Kim Mulkey, Alabama’s Nate Oats and South Carolina’s Dawn Staley stand out in a sea of coaches in team polo shirts and quarter-zip pullovers. There are a handful of coaches on the men’…

Microsoft released its annual Work Trend Index report on Tuesday, which argued that 2025 is the year that companies stop simply experimenting with AI and start building it into key missions. As part of its release, Microsoft put together a glossary that it says is comprised of “new terms to know for a new world of work.” Here’s the list: Agent: An AI-powered system that can reason, plan, and act to complete tasks or entire workflows autonomously, with human oversight at key moments. Agent boss: A human manager of one or more agents. Capacity gap: The deficit between business demands and the maximum capacity of humans alone to meet them. Digital lab…

It can be difficult to assert yourself during a negotiation. You may feel emotional about the process, especially if you are countering a lower offer than you expected or are nervous about being up against a seasoned negotiator. Or perhaps you’re uncomfortable with the idea of selling yourself to a potential employer or partner. Whatever the case may be, your approach to negotiations could be working against you. The best way to make sure you don’t botch a negotiation is to prepare for it in advance, writes Lydia Fenet, a leading charity auctioneer and expert in selling and negotiations. That can involve using friends and family to practice how a negotiation may unfo…

Sometimes, authenticity can be a film’s most special effect. It took months for Best Actress front-runner Mikey Madison to learn how to pole dance like the titular exotic dancer in Anora and for her fellow nominee Timothée Chalamet to passably play guitar as Bob Dylan in A Complete Unknown. The naturalism of both performances helped keep audiences under the spell cast by their surrounding films. So, it should probably come as no surprise that a backlash has emerged in response to several of this year’s Oscar-nominated films using AI, paradoxically, to achieve “authenticity.” The reaction began on January 11, when editor Dávid Jancsó revealed in an interview that h…

Amid the video podcast boom, Netflix is making its own move into the space. According to Business Insider, the streaming giant’s co-CEO Ted Sarandos said video podcasts may be the next format to land on the platform. During Netflix’s first-quarter earnings call Thursday, Sarandos noted that “the lines are getting blurry” between podcasts and talk shows, adding, “as the popularity of video podcasts grows, I suspect you’ll see some of them find their way to Netflix.” In 2025, audiences want to watch their podcasts. As a result, YouTube—not audio-first platforms like Spotify or Apple—has become the top destination for American podcast listeners. Data from Edison Podc…

In the business world, advertisers are the stunt performers. Our fragmented media and pop cultural landscape has forced brands to really push stunts into the weird and wonderful. Whether it’s Snoop threatening to give up smoking, Ben Affleck working a Dunkin’ drive-thru, or a devil baby terrorizing the streets of New York. Meanwhile in Hollywood, the stunt performers are the ones who actually pull off the death-defying action that can make us gasp. They’re a breath of IRL fresh air in a world blanketed by visual-effects technology. Now, for the biggest night in entertainment, these two worlds converge for a pretty epic stunt by both worlds’ definition. Disney Adverti…

Let’s say you were spending tens of thousands of dollars to build yourself a fancy home theater. How would you go about actually watching movies in it? While you could always set up a Roku or Apple TV box to stream on, they’re not going to feel all that theatrical. Most streaming devices are too bogged down with banner ads and obnoxious upsells, and the streaming services themselves compromise on audiovisual quality for the sake of smoother streaming. Maybe what you actually need is a device that explicitly caters to videophiles with obsessively-manicured home theater setups. That’s what Kaleidescape has been trying to accomplish for the past two decades. This sma…

Natural disasters—from tornadoes across the South and Midwest, to the fires in Los Angeles to Hurricane Helene’s devastation in North Carolina—have upended communities, with small businesses among the hardest hit. As extreme weather events become more frequent, these businesses have emerged as vital anchors of community recovery. While urban enterprises navigate complex rebuilding amid dense infrastructure, rural businesses face distinct challenges in disaster response. Yet across geographies, small businesses play a critical role in stabilizing and revitalizing their communities after catastrophe. Rural small businesses, in particular, serve a dual role: They’re not …

The Ford Pinto. New Coke. Google Glass. History is littered with products whose fatal flaw— whether failures of safety, privacy, performance, or plain old desirability—repelled consumers and inflicted reputational damage to the companies bringing them to market. It’s easy to imagine the difference if these problems had been detected early on. And too often, businesses neglect the chance to work with nonprofits, social enterprises, and other public interest groups to make product improvements after they enter the marketplace or, more ideally, “upstream,” before their products have entered the crucible of the customer. For companies and consumer groups alike, this…

These days, our tech experiences are all about speed—and our expectations for instant action are actually kinda insane. Think about it: Not so long ago, phones, computers, and especially the internet were all painfully slow (at least, by today’s sonic-speed standards). Things have come a long way in a short time. And for most of us now, if something doesn’t load within a fraction of second, we grow impatient and maybe give up entirely—like when a webpage has the audacity to take a handful of seconds to show up and we click away in an indignant huff. Hey, we’ve all been there. What’s especially wild, though, is that while the standards for speed have skyrocketed fo…

Want more housing market stories from Lance Lambert’s ResiClub in your inbox? Subscribe to the ResiClub newsletter. Total active U.S. housing inventory for sale recently fell by 42,133 homes, from 871,509 in December 2024 to 829,376 in January 2025, according to the latest Realtor.com data. Historically, national active inventory usually declines during this seasonal month-over-month window, with the average decline since 2017 being -69,646 between December and January. The fact that inventory is rising year-over-year, combined with January’s smallest inventory decline for the month since Realtor.com began publishing data in summer 2016, strongly suggests that…
